Every listing comes with a professional inspection
Already Inspected is a home marketplace where sellers pay for a licensed inspection up front. Buyers read the full report before touring, so offers are faster, fairer, and free of last-minute surprises.

How it works
In a traditional sale, the inspection happens after an offer is accepted, when surprises are most costly. We flip the order.
Before listing, sellers book a licensed, independent inspector through Already Inspected. The inspector works for the report, not for either side.
Every listing includes the complete inspection: roof, foundation, electrical, plumbing, HVAC and more, with photos and plain-language findings.
Buyers tour and bid knowing what they are getting. Fewer renegotiations, fewer deals falling through, faster closings for everyone.

What's in every report
Reports are completed by licensed third-party inspectors to the same standard a buyer would order. Sellers can't edit or hide findings.
Transparency up front means fewer surprises, fewer fall-throughs, and faster closings.
For buyers
Browsing is free. Filter by location, price, and condition, and know exactly what needs work before you spend a weekend touring.
For sellers
We schedule a licensed inspector, publish the report with your listing, and put your home in front of buyers who are ready to move.
FAQ
Licensed, independent home inspectors in each market. They are paid a flat fee for the inspection regardless of the sale outcome, and sellers cannot edit or remove findings from the report.
Absolutely. Many buyers feel confident relying on the published report, but you are always free to order a second opinion or a specialty inspection such as a sewer scope or radon test.
Every listing shows its inspection date. If a home stays on the market beyond 90 days, or if significant work is done, the report is refreshed before the listing continues.
Sellers pay a one-time inspection package based on the size of the home. There are no extra fees for buyers to browse listings or read reports.
That is the point. Sellers can repair items before listing, adjust the price, or disclose them as-is. Either way, buyers know about them before making an offer.
